Kaihua International Center, Guangzhou

Located on the central axis of Zhujiang New Town in Guangzhou, Kaihua International Center achieved an occupancy rate of over 70% within less than one month after opening, attracting prestigious enterprises and organizations including Bank of America, Boehringer Ingelheim, Standard Chartered Bank, VISA, and the Consulate General of France. Foreign-funded enterprises account for more than 60% of its tenants, making it one of the office buildings with the highest proportion of foreign enterprises in Zhujiang New Town. Together with properties under Hong Kong Swire Properties and China Resources Group, the project was awarded “China’s Model High‑Quality Commercial Office Building 2016” in Hong Kong’s Top 100 Commercial Real Estate Awards.
 
The lobby of a commercial office building leaves visitors with both the first and last impression of the space, making its design extremely important. Yet lobby design is far more complex and challenging than its simple function may suggest.
 
With a ceiling height of 10.5 meters, the ground-floor entrance lobby of Kaihua International Center appears as a grand showcase from the outdoor plaza. ATDESIGN’s design concept was to create an urban living room for the core CBD area of Zhujiang New Town, bringing greater humanity to the urban space. By integrating the landscape of the outdoor plaza, the interior of the lobby has also become more vibrant.
The lobby features high-quality materials including extra-grade Statuario white stone flooring, beige marble wall cladding, wood-grain ceilings, and warm-toned brushed stainless steel signage. The warm hue of the wood-grain ceiling brings humanity to the voluminous space and creates a striking presence that stands out prominently within the CBD.
 
The lobby is equipped with intelligent lighting control, which adjusts lighting effects according to outdoor sunlight conditions and different working hours. The stone used for the reception desk blends seamlessly with the floor. Behind the always-smiling concierge team, two screens broadcast real-time news from Bloomberg Television.
